Searchroom Participation Agreement
Effective date: 12 July 2026
This agreement is between Shy Alter, operating Searchroom ("Searchroom"), and the approved agency or organization that separately accepts this agreement through the private participation workflow.
Access for the current private cohort is invitation-only and provided at no charge. The agency pays no fee, no checkout is available, no invoice is issued, no refund transaction exists, and no participant is automatically converted to a paid plan. Clients join projects through ordinary client invitations and do not need billing state.
The agency may use Searchroom for approved real-estate collaboration workflows after Searchroom activates access and the required DPA, individual user terms, privacy, Community Rules, and document-safety gates are satisfied. Public native app download availability is not public signup and does not create workspace access.
Personal documents, which may include identity or financial records, may be used only after the required agency agreement, DPA, individual acceptance, and document-security gates are active. The agency must have the required notices, permissions, client authorizations, lawful bases, and customer instructions. Tests, screenshots, store review, and automated evidence must use synthetic data.
Separate explicit acceptance of this agreement and the Article 28 DPA makes the standard contract effective for the private cohort. Invitation-code use, account registration, sign-in, or workspace access alone is not acceptance. The standard flow does not claim a qualified electronic signature or manual countersignature.
Searchroom may change, suspend, or end private access, decline onboarding, suspend uploads, terminate service, close a project, or offboard an account or project where required for safety, legal, operational, support, unsupported-use, or release-readiness reasons. The service has no service-level agreement and is provided as available and as is to the maximum extent permitted by law.
The agency remains responsible for market-specific legal obligations, client authorizations, fair housing and anti-discrimination duties, document-request legality, real-estate advice, and the accuracy and legality of agency/customer content. Searchroom is not a broker, landlord, lender, lawyer, tax advisor, financial advisor, property manager, credit reporting agency, money transmitter, tenant-screening provider, or regulated financial service.
Searchroom stores and processes its application records, project content, messages, and uploaded files in EU West, Ireland. Build and app-store distribution services do not receive Searchroom project content. Authentication providers, when selected by a user, process the limited authentication data required for sign-in as described in the Privacy Notice and DPA.
