Searchroom Terms

Searchroom is operated by Shy Alter, operating Searchroom ("Searchroom"). These Terms govern individual use of the invitation-only service together with the Privacy Notice and Community Rules.
Searchroom is for users who are at least 18 years old. If you use Searchroom for an agency, brokerage, employer, client, or other organization, you confirm that you have authority for the actions you take. If you accept these Terms, the Participation Agreement, or the DPA for an agency or organization, you confirm that you have authority to bind that organization.
Searchroom is collaboration software for real estate searches, owner-side workflows, viewings, offers, documents, messages, applications, and closing coordination. Searchroom is not a broker, landlord, lender, lawyer, tax advisor, financial advisor, property manager, credit reporting agency, money transmitter, tenant-screening provider, or regulated financial service.
The current release is invitation-only and provided without charge. There is no checkout, in-app purchase, subscription, invoice, donation, paid onboarding, refund transaction, or automatic paid conversion. Downloading the app does not create a workspace; access requires an agency code or project invitation.
Workspace access requires approval and an invitation. App Store or Google Play download availability does not create a right to a workspace. Searchroom may change, suspend, or end private access, decline onboarding, suspend uploads, close a project, terminate access, or offboard an account where required for safety, legal, operational, support, unsupported-use, or release-readiness reasons.
Searchroom is provided as available and as is, with no service-level agreement, to the maximum extent permitted by law. Nothing in these terms excludes or limits liability that cannot be excluded or limited under mandatory law, including mandatory consumer, data protection, fraud, intentional misconduct, or personal-injury rules where applicable.
You keep ownership of the content and documents you submit. You grant Searchroom a limited license to host, process, display, secure, troubleshoot, and operate the service for you and your project members. Upload only documents needed for the transaction and only when you have the right and lawful basis to submit them.
Personal documents, which may include identity or financial records, may be processed only after the required agency agreement, DPA, user acceptance, and document-security gates are active. Uploads are limited to PDFs up to 10 MiB and receive deterministic format validation; Searchroom does not claim malware scanning or verification of document contents. Tests, screenshots, store review, and automated evidence must use synthetic data.
Searchroom stores and processes its application records, project content, messages, and uploaded files in EU West, Ireland. Expo/EAS and the app stores are used to build, review, and distribute the apps and do not receive Searchroom project content. Google or Apple OAuth, when configured and selected, process the limited identifiers and authentication events required for sign-in under their own terms, as described in the Privacy Notice.
Paddle, Documenso, and e-signature are dormant for the current release. No current user data is sent to Paddle or Documenso. Future activation requires a code change, written EU-only storage/processing and subprocessor evidence, privacy/retention review, and owner authorization; a provider that cannot meet the EU boundary must be replaced.
